Overview
We are pleased to welcome Ducklings to our Habitat Escapes portfolio. Overlooking Clearwater lake, Ducklings benefits from a hot tub and is pet friendly.


Ducklings is a lovely 3-story home situated on the bank of Clearwater lake. The property sleeps up to 12 people across 6 bedrooms and 3 bathrooms.

With access into Clearwater lake during the summer months, Ducklings is well suited for those wishing to explore Lower Mill Estate from the water and being situated only a short walk away from the tennis courts, Ballihoo restaurant and the Lower Mill spa, Ducklings is a great base for your Cotswold adventure.

With two bunk bedrooms, this property is perfect for families looking to explore the stunning surrounding scenery that the Cotswolds offers. You can also bring your dog along with the property being pet friendly, we just that they are kept off furniture and downstairs out of respect for the owners and future holiday goers.

Ground Floor
As you enter the ground floor you will discover an open plan lounge, dining and kitchen area, the perfect spot for your family and friends to hang out. The kitchen comes fitted with an oven, hob, microwave, toaster, fridge freezer and washing machine. The dining table seats up to 12, and the lounge has 3 sofas, a smart TV and benefits from a log burner which offers a cosy setting in the winter months. The lounge opens out onto a back decking with views over Clearwater lake. Here you will find an outdoor dining table and chairs for 12 and the bonus addition of a hot tub (Not available on the 1st night). There is also a w/c on the ground floor.

First Floor
Here you will find 4 of the properties 6 bedrooms. To the front of the property is a bunk room suitable for children and a twin bedroom. Overlooking the back of the property is two double bedrooms, one of which is an ensuite bathroom. These two bedrooms open out onto a balcony area with stunning lake views. To complete this floor you will also find a family shower room with a w/c. 

Second Floor
At the top of the house is a second bunk bed room suitable for children and the 6th and final bedroom is a double bedroom with an ensuite bathroom.  

Outside
On the ground floor back decking you will be able to kick back and relax in the hot tub or enjoy dining outside. The property has a gas BBQ. 

 

Estate Rules   

  • Quiet hours are observed after 11pm, we aim to maintain a peaceful and respectful environment for all residents and guests. 
  • Hen and stag parties, including any related activities, are not allowed on the estate premises
  • Work related stays for any purpose are not permitted on the estate

House Rules

  • All our properties are non-smoking.
  • Upon departure, kindly ensure that the premises are left in a clean and orderly manner, with all furniture returned to its original position and rubbish removed. There are bin stores located around the estate.
  • A £500 refundable damage deposit is due the week before your arrival. You will be contacted regarding this.
  • Please utilise the one parking space provided at the property. Additional parking is available at the main car park if needed. Please do not park in the bays assigned to other properties.
  • This property is pet friendly

Property is self-catered. The house is fully equipped with cutlery and crockery.

Spa use included but subject to availability (contact Spa directly for opening times). Pool towels can be rented from the Spa, please contact the Spa directly to arrange this. (01285 862640)

On-site restaurant and small market shop with seasonal opening hours. Availability can book up in peak weeks so contact Ballihoo prior to arrival to not miss out. (01285 840181)

Please be aware that the vegetation surrounding the property is subject to change according to the time of year. This may mean that the views represented in the photos above may vary depending on the season in which you stay with us.

Normal check-in is from 4 pm. Out of peak season, early check-in of 2 pm may be available (at an additional fee). Please contact our office team to enquire.

Check out during off-peak dates is by 10 am on the day of departure. During peak dates (school holidays) check out is at 9 am.

Travel cot and highchair are available for £10, subject to availability. Please advise at the time of booking. Guests to provide their own linen and mattress for the travel cot.

There are 3 electric vehicle charging points on the estate that operate on a first come first use basis.

Seasonal Closures

Somerford Lagoon Lake is closed from October – March due to nesting birds. The nearest canoe launch point is located near Mill Village as marked on the Estate Map.

The Miss Mouse Trail, run by the activity hub closes for the winter months. This is from 1st November to the Easter holidays.

Finding your Property
From the Main Entrance where the security hut is positioned, drive through the gate and bear left, drive through the car park ahead, and exit right when you get to a four-way crossroads for Clearwater and Howells Mere properties. 

This area is now Clearwater. Continue forward over the bridge taking the immediate right towards Howells Mere and Clearwater properties. Continue along this road and you will get to a point where the road splits off either left or right. Bear left and continue along the road passing the Spa and Tennis courts on your right and houses on your left. At the end of these houses, you will see ahead a parking area on the left-hand side, here you will find your parking space marked 65. Once you have parked please walk along the path between the wooden sheds to your property which is the sixth house along the path.

To assist you during darker evenings, you would be advised to bring a torch with you as there is no street lighting permitted on the Estate other than low-level lighting.
